The Final Walk-Through Checklist

Rushing into closing on a property is a common mistake many homebuyers make. Only a few steps away from owning a new home, many potential buyers overlook serious issues, distracted by the desire to cross the finish line. Rather than speeding through the process, take your time in evaluating the home before and after the official inspection.

Check out the interior and exterior of the home for any problems or concerns that may have developed after the inspection – especially if the seller has already vacated the home. It’s a good idea to bring a copy of the contract, inspection report, and any seller disclosures with you to the final walk-through.

Here is a basic checklist to consider when doing the final walk-through:

  1. Assess the landscape and surrounding property. walk through checklist
  2. Check to make sure all doors and windows can be opened, closed, and locked without a problem. Get all keys from the seller.
  3. Test the alarm system and get the alarm codes from the seller. (if applicable)
  4. Test the HVAC system and all appliances. Collect all appliance manuals and warranties.
  5. Make sure the garage door opens and closes without any issues, and obtain all remote openers from the seller.
  6. Check all indoor and outdoor lights. Turn them all on and off to test for any electrical issues.
  7. Check the temperature and water pressure for all faucets, inside and outside the home. Keep an eye out for leaks and damp areas.
  8. Confirm any required repair or maintenance work. Collect receipts from these repairs.
  9. Keep an eye out for any personal items left behind by the seller, unless included in the sale.

You can ask your inspector to tag along for the final walk-through; a second visit is usually less expensive than the first.
