Q: Dear Julie, when is the best time to put my property on the market?
A: Thank you for asking – it is a question that I am asked quite frequently. The answer is actually very simple. It’s whenever it’s best for you.
It used to be that there were seasons that were better than others but with the evolution of the internet, the timing of the market has absolutely changed. Before the internet, people did not have ready access to real estate information so they would wait until they could visit the area to pick up magazines and/or meet with a real estate professional. Now, they go to their computer’s internet browser, type in Hilton Head area real estate and up pops volumes of information and property offerings.
Every time a new property listing comes on the market, the description with pictures is fed to hundreds if not thousands of real estate sites throughout the world. Buyers who are enrolled for property updates on those sites get notification of the new offering either immediately or within a week of the property becoming active on the market. If the property is priced correctly, in good condition, in an active price range, and has great pictures, the interested buyers will inquire on it immediately with their real estate professional.
As a result, properties in certain market segments where there is more demand than supply are receiving multiple offers no matter what the season of the year.
Below is a chart that will show you the number of properties closed in our multiple listing service over the past 3 years. Closings usually occur 30-60 days after the property goes under contract. This chart will show you that there are certain months where the market is somewhat more active than others but the difference is not as significant as it used to be.
