Getting ready to put your home on the market? You should be considering how to stage your property to quickly attract homebuyers – especially those searching for available homes online.
According to a survey performed by the National Association of Realtors, 81% of homebuyers believe it’s easier to visualize themselves in a future home if it has been properly staged; 46% are more willing to tour a home in person after they’ve viewed it online; and 28% are more willing to overlook other faults with the property.
Realtors know staging not only attracts prospective buyers, it helps to bring in more money. NAR’s report revealed Realtors believe staging increases the buyer’s perceived value of the home from 1 to 5 percent.
The most important rooms to stage are the kitchen, living room, dining room, and master bedroom.
Staging and decluttering your home will help it sell faster, but it’s also important to secure your belongings before strangers walk through your property. Experienced Realtors will do everything they can to thoroughly interview prospective buyers and take any necessary precautions, but you should always hide all valuables and personal items from view before a walk-through; this includes jewelry, fine art, crystal or fine china, prescription drugs, mail and credit cards. Store any hand-held electronic devices in drawers or lock them in a safe.
Trying to sell your home can be stressful for pets. If possible, remove all animals from the home prior to any showings. This eliminates any distractions and reduces stress for both pets and potential buyers.
