If you are getting ready to put your home on the market, be sure it’s ready to sell. Here are some helpful tips to help market your home and sell it for the right price.
Make a good first impression – it’s the only one you have!
In a world ruled by the internet, people are looking at your home online before they even drive through the neighborhood. Optimize your online presence by adding as many pictures as the listing websites will allow. Include photos that have unique, decorative accents throughout the home, such as flowers or updated hardware. The exterior of your home will likely be the first picture potential buyers will see. Take a day to spruce it up and make it extra photogenic before taking any pictures. Add vibrant, colorful flowers, trim the shrubs, and mow the lawn. Remove any debris and make sure decorations are tasteful. Wait for a clear, sunny day to snap that perfect outdoor shot.
Make your home a little less personal.
If you have a lot of family photos around your house, it may be a good idea to take them down and store them. You want potential buyers to focus on your home and not get carried away looking at photos and family keepsakes. Store memorabilia and tone down any themed bedrooms, which can be distracting. You want buyers to envision their family living in the home, not yours.
Update the kitchen.
An outdated kitchen can be a huge deal-breaker, so consider updating yours before putting your home up for sale. With kitchen upgrades, you will likely get at least 85% of your money back. Also, renovations and upgrades help to eliminate or at least reduce a buyer’s negotiating points. To freshen up your kitchen without emptying your wallet, consider adding a fresh coat of paint or some new cabinet hardware. If you do have a little extra money to spend on renovation, try replacing an old appliance with new stainless steel.
Start packing up your closets.
Potential buyers know you can’t have too much storage space. If your closets are packed, they won’t show well, and they certainly won’t help you sell. Showcase your closet space by packing up and storing at least half of your belongings, and organizing the rest very neatly. Extra points if you swap out your mis-matched plastic hangers for nice wooden ones.
